Fire and flood restoration is the process of stripping bare a premises and clearing the whole place out to a standard fit for a refurbishment team to come in. We clear all debris and sanitize the whole premises, if there is equipment which can be saved, we would decontaminate and restore it back to it’s original state.

Flood

 

We categorise flood incidents to help with our decision making. Internationally accepted standards classify water damage incidents according to the source of the water.

 

1. Clean water - not harmful to humans; from broken

pipes, sink overflows, appliance leaks.

 

2. Grey water - water which may carry some micro organisms,

for example, water from dishwashers, washing

machines, broken aquariums.

 

3. Black water - grossly unsanitary water, containing large

quantities of micro-organisms and other contaminants.

This could include sewage entering a building, sea water,

ground surface water and water from streams and rivers.

 

We also classify Incidents by other factors.

 

Vertical leaks - where water has spread to the floor below

there will be a greater chance of unpredictable

penetration of water into structural voids and electrical

services.

 

Aged incidents - prolonged humid conditions over several

days causes absorbent materials to pick up extra moisture.

There is then an increased risk of mould growth, along

with the potential for health affects.

 

The hazards of mould

 

Your home is normally dry - much dryer than outside, and therefore mould free. After a flood this changes. Mould spores are all around - and mould loves a little moisture. Mould spores especially love dark places where water may be trapped and where the mould spores can quickly multiply. Your home is normally clean but dirty flood water or sewage changes this, finding its way into every small crevice - the perfect breeding ground for mould.

The risks from mould

 

A mouldy building is an unhealthy building and mould can trigger asthma and other sickness. A dirty/mouldy building brings infection risk, especially for anyone with a suppressed immune system.

We will quickly make the property safer for all who may visit following flood damage.  We will start each flood or sewage project by multi-cleaning to remove unhealthy material, and applying a sanitizing treatment. To ensure a satisfactory result we then carry out a cleanliness test (ATP).

Reducing humidity is the next action urgently required - moisture can soon be absorbed from the air into materials not directly affected. This encourages mould growth.

When is a building dry?

 

The British Damage Management Association, BDMA, defines the drying of the building as complete when:

1. The internal conditions of the property are at, or better than normal room conditions.

2. The moisture on and in the building materials themselves will not support active growth of mould, toxic mould and mildew as a result of the incident of water damage that has most recently occurred.

3. The building materials and contents will return to equilibrium with normal room conditions by themselves, without further damage.

 

 

It is important to us that we give our customers a definite outcome from our building drying process. When the water damage incident has been dried to British Damage Management Association (BDMA) standards then UK Commercial Cleaning Services issue a Completion of Drying certificate for each building drying project. This certificate identifies the outcome of drying and indicates pre-existing conditions that we have noted. It helps ensure that there are no misunderstandings about the outcome of drying.

 

Drying needs energy

 

Water, as it evaporates, absorbs heat, cooling the material it evaporates from.

 

Two important points to remember are that evaporation inevitably cools the material that loses the water and that the rate of evaporation reduces as the temperature falls. In a laboratory it is possible to evaporate water so quickly from a brick that the water still contained in it freezes and evaporation comes to a virtual halt until the brick warms up again. It is not uncommon on walking into a recently finished new building to find that it is noticeably cooler than the air outside. This is the result of the materials drying out.
